This stylish 2-bedroom top-floor/6th floor apartment is located in central Old Town, on a street just off the Royal Mile. With only a three-minute walk to the Royal Mile, and close proximity to some of the city’s most iconic attractions such as the Palace of Holyroodhouse, Museum of Edinburgh, Canongate Kirk, The People’s Story Museum, Scottish Storytelling Centre and The Chocolatarium, the Scottish Parliament, St Giles Cathedral, and Dynamic Earth, making it one of the perfect spot for festivals, New Year, Hogmanay, or Christmas stays.

Interior layout

This bright and uplifting top-floor flat is located on the sixth floor. Spacious windows in the living and dining room highlight stunning views towards Salisbury Crags and Arthur’s Seat. Hardwood floors and comfortable sofas create a modern and relaxing space. The room also includes a television and well-stocked bookshelf. The dining table in the living area seats up to four.

The apartment has two cosy bedrooms, both with large windows which let in lots of natural light. The master bedroom of the apartment includes an en-suite bathroom with a shower cubicle and a double bed.

Holyrood

The second bedroom has twin beds and shares and equally stunning view across across the legendary Aurthur’s seat.

There is an additional modern family bathroom which contains a spacious corner bathtub.

The roomy kitchen has everything you might need for self-catering, including an oven, hob, microwave, dishwasher, and kettle. A washing machine is at your disposal, and a high chair and travel cot are available by request. This self-catering property has Wi-Fi, a hairdryer and an iron and ironing board. 

For added convenience, the apartment features a private, gated parking area.

Around and about

The apartment is just around the corner from the foot of the Royal Mile. There, you will find The Palace of Holyroodhouse as well as the striking modern architecture of the Scottish Parliament. Guests can stroll up to Edinburgh Castle in less than twenty minutes, enjoying the world-class restaurants, pubs and other delights the Old Town has to offer on the way. We would recommend a slice of cake and a cup of tea at Clarinda’s Tearoom on Canongate.

Other hidden gems along the Royal Mile near the apartment include Dunbar’s Close Garden, a tiny 1600s garden tucked away beside Canongate Kirk, as well as the Scottish Poetry Library on Crichton’s Close.

In the other direction away from the Castle, guests are perfectly positioned to make the most out of Holyrood Park – a beautiful natural space right in the middle of the city. Take a hike up Arthur’s Seat (in fact an extinct volcano) or enjoy the incredible views of the city and the North Sea from the top of Salisbury Crags.

Booking requirements

One member of the booking party must be over 25 years old. We reserve the right to vet any booking. We require names and ages of all guests, as well as addresses and ID.

Important

This apartment is not suitable for stag or hen parties. A damage deposit of £250 will be fully refunded pending no damages one week after your departure.

As the apartment is on the 6th floor (6 flights of stairs from the ground floor) and most of the buildings in Edinburgh does not have lift, it’s important to note that accessibility may be an issue for some guests. With six flights of stairs to climb from the ground floor, this apartment is not be suitable for wheelchair users or anyone who may struggle with climbing stairs. Those who are up for the climb will be rewarded with an amazing view that makes it all worth it. This is truly a great spot for leisure and business travelers alike.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or outside the apartment building.

Location

Scotland’s  Low Emission Zone (LEZs)  information

Low Emission Zones  (LEZs) have been introduced in Edinburgh starts from 1st June 2024.  Scotland’s Low Emission Zones will only allow access to vehicles which meet minimum emission standards or meet the exemption criteria. LEZs set an environmental limit on certain road spaces, restricting access for the most polluting vehicles so as to improve air quality. Improving air quality in our cities makes them even more attractive places to live, work, shop and spend leisure time in.

The LEZ operates continuously, 24 hours a day, 365 days a year. It applies to all vehicles except those that are entitled to an exemption. Motorcycles and mopeds are also exempt.  You can check the LEZ boundary on Edinburgh’s council website.

You can also use the ”Vehicle Checker” to check if your vehicle can or cannot drive within a LEZ based on whether it is considered compliant or non-compliant with the emission standards.  Any vehicles that breach the emission standards will be issued a fine for entering the zone.

Check-in / Check-out

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

It is important to check your email to ensure you have received these instructions before you arrive, as they contain all the necessary details to make your check-in process smooth and efficient. Should you prefer to receive the check-in instructions further in advance, please do not hesitate to let us know. We are more than happy to accommodate your request and ensure you have all the information you need well ahead of time.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
