Beautifully renovated to a high standard with bright, modern interiors, our Inverleith Row – 2-Bed apartment offers a comfortable and inviting retreat ideal for relaxing. It is perfectly situated for exploring the historic charm of Scotland’s capital, just beyond the New Town area in the Inverleith Conservation Area.

Interior layout

Accessed through its own private entrance on the lower ground floor, this stylish home welcomes you with a vibrant hallway featuring beautifully finished wooden flooring, seamlessly connecting the spacious living room, functional kitchenette, and tranquil bedrooms.

Stepping into the bright living room, two warm and snug sofas form the cornerstones of the resting space. Just across from this, you’ll find a large wall-mounted TV that’s particularly more inviting after a long day of urban touring, best enjoyed with a tumbler of Scottish Whiskey. For those in a competitive mood, a selection of board games is available on the shelves next to the window. One of the sofas is a sofa bed that can be unfolded for nighttime use—please inform us at least three days prior to your arrival if you intend to use it, so we can make the necessary arrangements.

Needing a long soothing slumber? A rustic master bedroom with contemporary décor offers an inviting double-bed perfect for a serene night’s rest. Modern design, large windows and natural lightning in the room create a relaxing ambience to complete the paramount sleeping experience.

The second bedroom, designed for a solo individual, offers a bright and airy atmosphere and is equipped with a cozy single-bed featuring crisp white linens, complemented by a chic beach-themed cushion set.

Neighbouring the living room, a thoughtfully designed, compact kitchenette offers everything you need to prepare delicious meals during your stay. You’ll find the standard appliances including a portable induction hob for quick and efficient cooking, a microwave for speedy reheating, a fridge to keep your ingredients fresh, a kettle for your morning tea or coffee, and a toaster for perfectly crisp breakfasts.

Indulge in luxury with a stunning master bathroom featuring an elegant spa-style bathtub and a private shower chamber, perfect for a rejuvenating escape. Designed for ultimate relaxation, this serene retreat promises to help you unwind in style.

Through in the hallway, you’ll also have access to the other bathroom offering another shower room to freshen up.

Towels and linen are supplied and a high chair and travel cot are available by request. Towels and linen are supplied. If you need a travel cot and/or high chair for your little one, please request the travel cot and/or high chair at least three days in advance of your arrival date. Be sure to bring your own linen for the travel cot as we do not have the linen for the cot. The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well.

The apartment is not suitable for hosting parties. Smoking is strictly forbidden inside the apartment and on the patio. Pets are not permitted to visit or stay.

Limited on-street paid parking is available and is chargeable from Monday – Friday, 8:30am – 5:30pm. It is free after 5:30pm on Friday until 8:30am on Monday. One member of the booking party must be at least 25 years old.

Important

This holiday apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

House rules

• This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
• Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
• Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
• No pets are allowed.
• Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
• Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
