Located in a super central area of Edinburgh, this second floor two-bedroom Edinburgh holiday flat is the perfect self-catering apartment to live life like a local with the added convenience of being a stone’s throw from the tram stop to the Airport and walking distance to Edinburgh’s best visitor attractions.

Interior layout

Sleeping up to 4 people, this lovely second floor holiday flat in Edinburgh boasts typical features of classic Edinburgh properties, including hard wood flooring, beautiful ceiling cornicing and the ubiquitous ‘Edinburgh press’ shelves. Entering into a bright and light-filled hallway, you encounter a modern kitchen to your left, with all useful appliances present including hob, oven, fridge, microwave, toaster and kettle so you can make yourself right at home the moment you arrive with a proper cup of tea.

The wood dining table and chairs provide ample space to sit around the table and enjoy sharing a meal together, with seating for four people.

On the other side of the hallway you will find the delightfully light master bedroom which is furnished with a luxurious king-size bed and plenty of storage space to hang up your clothes and feel right at home.

There is also a sleek en-suite bathroom for added convenience complete with a sumptuous free-standing bath.

The lovely second bedroom boasts a double bed and lots of storage space, with a chest of drawers and cupboard at your disposal. It benefits from having it’s own bathroom complete with a modern shower unit right next door.

The living room is the perfect place to unwind and spend some time relaxing after a busy date of sight seeing, with a huge TV if you want to kick back and watch a film, and two super comfy sofas.

There is an extra WC in the hallway. Towels and linen are supplied and a high chair and travel cot are available by request (please let us know at least 3 days before your arrival date). The travel cot comes equipped with a standard UK lightweight foldable mattress. However, if you prefer an additional mattress for extra comfort, please bring that along as well. Be sure to bring your own linen for the travel cot as we do not supply this.

Around and about

Located super centrally on Grove Street near Haymarket Station and just a stone’s throw from some of Edinburgh’s most beautiful landmarks, this apartment is ideally situated to make the best of being in the city centre whilst still retaining a residential feel so you can recharge your batteries when you get “home”. Haymarket Station, where the tram and airport buses stop, is less than a 5 minute walk away while George Street, where you can find a plethora of delightful restaurants and indepent shops, is only a 5 minute walk away. You are also situated if you are visiting Edinburgh to attend a concert or rugby match at Murrayfield Stadium as the tram spot at Haymarket Station will take you right there in under 10 minutes.

Walking north of the apartment will take you to the buzzy Bruntsfield district, with plenty more bars and shops to choose from, and the lovely ‘meadows’ park to grab a coffee and sit and watch the world go by in when the sun comes out. Lothian Road is also a couple of minutes walk away if you want to hop on a bus to one of Edinburgh’s other great areas, like Leith or Stockbridge.

You can take Lothian bus 4, 25, 44, 3, 33 from the bus stop at West Maitland Street to Princes Street and city centre, or bus 3 and 33 rom the bus stop at West Maitland Street to Edinburgh Old Town (South Bridge and North Bridge), or bus 24 or 36 from Lothian Road to Edinburgh New Town. For those arriving Edinburgh by plane, the apartment is around 8.50 miles from the airport. It is less than 10 minutes walk from the Airlink bus stop or tram stop at Haymarket. For those arriving Edinburgh by train and get off at the Haymarket train station, the apartment is around 6 minutes walk or 0.3 miles from the train station.

The Foudntainbridge area itself is a gem, with plenty of coffee shops to check out and the Union canal just at the top of the street if you fancy enjoying a leisurely stroll. If you need a break from the hustle and bustle you can head to Fountainpark and see a film or try your hand a mini-golf! With its vibrant ambiance, convenient location, and proximity to both nature and city attractions, this holiday flat on Grove Street is an ideal choice for anyone looking to enjoy an unforgettable stay in Edinburgh.

The apartment is also conveniently located near universities such as Edinburgh University, Napier, and Heriot-Watt. With easy access to Haymarket Station, Edinburgh International Airport, the City Bypass, and the central belt motorway system, this apartment is an ideal base for exploring Edinburgh. The Drumsheugh Private Swimming Baths, the Edinburgh Sports Club, and Dean Tennis Club are all within easy reach, as well as the Water of Leith walkway leading to the Edinburgh cycle path network, Royal Botanic Garden, and Inverleith Park.

One member of the booking party must be at least 25 years old.

Important

This holiday apartment is not suitable for stag or hen parties. A damage deposit of £250 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

Please kindly note that the apartment is on the 2nd floor (also the top floor) and the building has no lift. Therefore, it is not wheelchair accessible and not suitable for anyone who cannot climb the stairs.

House rules

  • This apartment accommodates a maximum of 4 guests. No unregistered guests are allowed to visit or stay overnight.
  • Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
  • Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
  • No pets are allowed.
  • Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 10:00 pm and 8:00 a.m.
  • Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.

Check-in is from 16:00 until 22:00, or later by special arrangement.

Luggage Storage

You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
