Recently renovated to an excellent standard with lovely contemporary interiors, our Inverlieth Row apartment makes for a delightful space to relax in and the perfect jumping off point to discover Scotland’s historic capital city.

Located within the sought after Inverleith Conservation Area, a lovely part of Edinburgh known for its wide leafy streets, this gorgeous apartment is also just a stone’s throw from the stunning Royal Botanic garden.

This self-contained Edinburgh holiday flat can accommodate 2 guests and is accessed via its own private entrance.


Coming into the property, you are met with an elegant living room boasting the large windows which are typical of historic Edinburgh properties. The living room is welcoming and cosy, with a plush teal sofa and a dining area fit for two, making it the perfect space to put your feet up with a glass of Scottish whisky after a busy day touring the city! Please note that, for your safety and to comply with local regulations, the wood burner in the living room is a decorative feature only and cannot be used during your stay.
Accessed off the living room, a stylish bedroom is equipped with a sumptuous sleigh bed and decorated with joyful pops of colour.



There is also direct access to a sleek en-suite bathroom complete with bath and separate shower.


The bright and airy kitchen is fully equipped for both long and short stays with a hob, fridge, microwave, toaster and kettle, and plenty of space to cook up a storm if it takes your fancy!


Towels and linen are supplied and a high chair and travel cot are available by request.
Limited on-street paid parking is available and is chargeable from Monday – Friday, 8:30am – 5:30pm. It is free after 5:30pm on Friday until 8:30am on Monday. One member of the booking party must be at least 25 years old.
Important
This holiday apartment is not suitable for stag or hen parties. A damage deposit of £200 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.
House rules
- This apartment accommodates a maximum of 2 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.
- For your safety and to comply with local regulations, the wood burner in the living room is a decorative feature only and cannot be used during your stay.

Check-in / Check-out
Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out before 10:30.

It is important to check your email to ensure you have received these instructions before you arrive, as they contain all the necessary details to make your check-in process smooth and efficient. Should you prefer to receive the check-in instructions further in advance, please do not hesitate to let us know. We are more than happy to accommodate your request and ensure you have all the information you need well ahead of time.
Luggage Storage
You are welcome to store your luggage free of charge at our Greatbase Office, located at 24 St Stephen Street, during office hours from Monday to Friday. Please confirm your drop-off and collection time if you would like to use this service.
