A luxurious modern 3-storey holiday apartment in Edinburgh city centre
Located east of the New Town, the quiet setting of this holiday apartment might disguise just how central it really is. A mere 17-minute walk from Edinburgh Waverley Railway Station, Windsor St Lane is well-positioned for exploring the city on foot, with excellent transport links to boot. There are plenty of attractions nearby, including beautiful Calton Hill, with its incredible skyline views and collection of historic monuments.
Interior layout
Accessed through an archway on Montgomery Street, this property is a hidden gem in Edinburgh’s city centre.
Inside, two double bedrooms are located on the ground floor. Built-in wardrobes with wooden hangers provide ample storage, and fresh white walls create a clean and refreshing atmosphere. Soft carpet flooring adds comfort and warmth.
Decorated with teal floral throw cushions and a large teal throw, the first bedroom also includes two nightstands and two bamboo bedside lamps. A roller blind blocks out light for a restful night. The en-suite bathroom contains a shower cubicle with a glass door, and deluxe amenities including a hair dryer and a fog-free mirror.
The second bedroom features a generous tall window. A long teal curtain blocks out the light for a peaceful night of sleep. Beside the bed, two modern wooden bedside tables hold a decorative vase and two charming imitation oil lamps. Adjacent to this bedroom, the family bathroom comes with plenty of space and a full shower over bath. Amenities include a fog-free mirror, shelf, and a small grey swivel mirror.
A beautiful hardwood staircase with glass balustrades leads up to the stunning open plan living, dining, and kitchen area on the first floor. Double height ceilings let in plenty of light, creating a bright and airy atmosphere. The cosy grey L-shaped sectional sofa is ideal for relaxing in front of the smart flatscreen TV, and the two nesting walnut tables add flexibility to the space. A tartan throw, grey boucle armchair, and a cheerful yellow footstool add comfort and warmth.
Adjacent to the living area, a lovely oak dining table seats up to six, and two Danish bar stools provide seating at the kitchen island and breakfast bar. This contemporary, fully-fitted luxury Leicht kitchen makes the most of the beautiful space. Fully stocked with everything you might need for self catering, its premium Siemens appliances include an induction hob and a combination microwave/oven.
Guests can make breakfast using the Breville electric kettle and toaster.
The first-floor WC also contains a utility and storage cupboard. Here, you will find a washer/dryer, iron, ironing board, and plenty of cleaning supplies.
Continue upstairs, and you will reach the mezzanine level, where the third double bedroom is located. Overlooking the lounge area with eaves storage, this is a very special space with four skylights and four accompanying Velux blinds. Two three-drawer wooden bedside units provide storage, in addition to a white clothes rail with a storage basket. A small basket rocking chair offers another seating option in the room.
This self-catering property has Wi-Fi, a hairdryer and an iron and ironing board. A high chair and travel cot are available by request.
Around and about
There’s plenty to do near Windsor Street Lane, with the Edinburgh Playhouse – the UK’s largest working theatre! – just a 10 minute walk away, just beside the Vue cinema in the Omni Centre and the luxurious Everyman cinema on the top floor of the new St James Quarter shopping centre.
In the same area, you will find an abundance of shops, bars, and restaurants. This includes the lovely Gardener’s Cottage restaurant, hidden away in London Road Gardens, and Valvona & Crolla, the legendary Italian deli and cafe. Walk towards Leith, formerly Scotland’s main port, and you will find some of Edinburgh’s most exciting restaurants, bars, and cultural venues.
In the other direction, the shopping and dining thoroughfares of George Street and Princes Street are a short distance away, with the many historic attractions of the Old Town just beyond. Our Windsor Street Lane apartment is a 20 minute walk to the Royal Mile and a 25 minute walk to Edinburgh Castle. Moreover, an abundance of buses are easily accessible from the property.
Please note that there is no parking at the apartment. On-street parking is free overnight from 5.30 p.m until 8.30 a.m on weekdays and free over the weekend.

Important
This holiday apartment is not suitable for stag or hen parties. A damage deposit of £300 is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.
House rules
- This apartment accommodates a maximum of 6 guests. No unregistered guests are allowed to visit or stay overnight.
- Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.
- Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone’s property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.
- No pets are allowed.
- Please be respectful of your neighbours and keep any form of noise to a minimum between the hours of 9:00 pm and 7:30 a.m.
- Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment or at Windsor Street Lane.

Scotland’s Low Emission Zone (LEZs) information
Low Emission Zones (LEZs) have been introduced in Edinburgh starts from 1st June 2024. Scotland’s Low Emission Zones will only allow access to vehicles which meet minimum emission standards or meet the exemption criteria. LEZs set an environmental limit on certain road spaces, restricting access for the most polluting vehicles so as to improve air quality. Improving air quality in our cities makes them even more attractive places to live, work, shop and spend leisure time in.
The LEZ operates continuously, 24 hours a day, 365 days a year. It applies to all vehicles except those that are entitled to an exemption. Motorcycles and mopeds are also exempt. You can check the LEZ boundary on Edinburgh’s council website.
You can also use the ”Vehicle Checker” to check if your vehicle can or cannot drive within a LEZ based on whether it is considered compliant or non-compliant with the emission standards. Any vehicles that breach the emission standards will be issued a fine for entering the zone.
